Investment strategy
BBI Development is a public company listed on the Warsaw Stock Exchange. The main area where the Company is developing its expertise and investment activities, as well as the main source of its growth in shareholder value, is the real estate market.
Having merged with Juvenes Sp. z o.o. in May 2010, BBI Development is a developer capable of handling the entire scope of the investment process, from identifying and acquiring new properties and projects on attractive terms by effectively resolving all legal and administrative issues, arranging architectural designs, underwriting, project management and comprehensive legal services for the investment process, to the sale of the newly created premises and the management of real estate portfolios.
BBI Development NFI conducts its investment operations with a focus on the real estate market, and exclusively on development projects. The Company finances and manages investment projects, from the stage of land acquisition to the sale of the premises created during a development project, or in particular cases their lease. The fundamental goals of BBI Development NFI’s investment strategy and the key aspects of its operations are:
1. A focus on attractive projects, particularly in Warsaw, through the optimal application of local expertise
2. High-profile projects that catch the eye of the media, often without a zoning decision or a zoning plan in place
3. Thanks to our concentration on “difficult” projects, we are able to:
- obtain lower purchase prices and/or avoid competition
- take advantage of our expertise in effectively handling difficult projects in order to obtain a higher rate of return on investment
4. Proven ability to obtain exceptionally attractive projects thanks to experience and relations on the Warsaw market.
5. A combination of architectural and financial expertise – creating projects that are optimally designed and economically effective.
6. Know-how in creating joint ventures.
BBI Development NFI’s main shareholder is BB Investment SA, a private investment company from Poznan that currently controls 19.2 per cent of the Company (as at 15 November 2010). BBI Development is one of three main components of the BB Investment Group. The other two investment vehicles are BBI Capital NFI and BBI Zeneris NFI. In just under 20 years (having business foundations that date back to 1988), BB Investment has created more than a dozen dynamic enterprises of various sizes, from small specialist firms to large, highly developed public companies. Currently, BB Investment manages or co-manages businesses with a combined market value of about 1.5 billion zlotys.
The remaining shareholders of BBI Development include the Pioneer funds, which jointly hold about 10.3 per cent of the Company’s shares (as at 15 November 2010). Also, as a result of the takeover of Juvenes, that company’s founding partners in total took up 12 per cent of BBI Development’s shares.
